This June may have been the slowest month for demolitions permits since we began tracking them in 2013. A total of four permits were applied for this month. A total of 9 permits were applied for in 2019, June 2018 was 17 permits, June 2017 was 20; June 2016 was 12; June 2015 was 29; and, June 2014 was 44. Two projects were speculative developments and one property, 1311 North Highland, sold for $1.25 million in January of this year….

May is very much like May 2019. Almost same number of permits. Same percentage are speculative. This May we see 13 permits to demolish single family homes, and over half are speculative development. Arlington’s only single family home neighborhood with a local historic district designation, Maywood, has had overlay protection since 1990. At the time the district was established, the County also adopted the Maywood Design Guidelines. The guidelines had been updated in 2005 and in 2011. Preservation Arlington has tracked demolition permits since Octboer 2013 and added date back to the start of 2009. These are just permits for the complete demolition of a home and not for “major renovations” which often resulted in near complete demolition of homes. We also have tracked from the time permits were applied for as most all are approved at some point and the application point more accurately reflects market demand. In December 2019, a total of seven demolition permits were applied for in Arlington County. In comparison most Decembers are also slow, but this was the slowest.
